Lake Searcy Shores1974–1976, median 1975197 parcels built in a two-year window, so the whole street reaches the same trim and hardware age together. 86 pools (44% of parcels) mean pool-deck and screen-enclosure wood repair is common.
Sky Lark Subd1974–1976, median 1974174 parcels, 98.9% built 1970-1989. Original hollow-core doors and single-pane aluminum windows are typical stock for this build era.
Shadow Hill1973–1980, median 1975171 parcels, 100% built 1970-1989, 1,577 sq ft median. A uniform-vintage street where one home's door or window failure usually previews the next.
Devonshire1973–1974, median 1973132 parcels, larger for the era (1,866 sq ft median) with 76 pools -- more fence and pool-deck framing per lot than the smaller subdivisions.
Columbus Harbor1979–1981, median 1980128 parcels, 2,014 sq ft median, 69 pools. Early-1980s wood trim and exterior doors are now in their fifth decade of Florida sun and humidity.
Longdale1961 (100% of parcels)128 parcels, every one built in 1961 -- the tightest build-year concentration in the city. Doors, openings and trim profiles here are the furthest from current big-box sizing of any large neighborhood.
Winsor Manor 1st Add1973–1976, median 1976117 parcels, 2,077 sq ft median, 83 pools (71% of parcels) -- the highest pool share of any large Longwood subdivision, meaning more pool-screen framing, deck boards and gate hardware in scope.
Hidden Oak Estates1987–1988, median 198899 parcels, the largest median footprint (2,289 sq ft) among the top subdivisions. Old enough for a first round of door/window/deck wear, young enough to still be on original hardware.
Longwood Plantation1997–1998, median 199894 parcels, entirely 1990s stock, 1,996 sq ft median. Closer to punch-list, fixture-refresh and paint-touch-up work than structural door/window/deck repair.
Longwood Historic District (NRHP)listed 199037 historic buildings bounded by West Pine Avenue, South Milwee Street, Palmetto Avenue and CR 427, listed on the National Register October 5, 1990. The City's own permit documentation notes that work in the Historic District may require review by a licensed architect specializing in historic structures, at the applicant's cost -- a real process wrinkle on trim, door and window work here that does not apply anywhere else in Longwood.
Which desk has jurisdiction? ZIP 32779 and everything west of I-4 with a Longwood mailing address -- including Sweetwater Oaks, Wekiva Hunt Club, Sabal Point, The Springs and Innswood -- is unincorporated Seminole County, not the City of Longwood. Any required permit for that address goes through the County Building Division in Sanford, not the City. Check your water bill: a City of Longwood bill means city jurisdiction; a Seminole County bill means county jurisdiction.
